Custom Modular Employee Facility
Cost-Effective Breakroom, Shower and Office Space for an Industrial Facility

Project Overview
Resource Renew needed to replace an existing break, shower and office structure located inside a pole building at its Duluth, Minnesota facility. The company was evaluating whether to rebuild the existing structure or bring in a modular building.
Minimizing disruption was an important part of the decision. Resource Renew is required to provide employees with space for breaks and showers after a shift, so those services needed to remain available throughout the transition.
Satellite Shelters worked with Resource Renew to evaluate its options before the company selected a custom 24′ x 48′ double-wide modular building with office, shower and breakroom space.
Careful planning and temporary mobile office space helped bridge the transition between the existing structure and the new modular building.
“We helped reduce their spend by about 33%, and with careful planning were able to offer zero disruption in services provided to employees.” – Nikki Karnopp, Sales Representative, Minneapolis Branch

The Challenge
Resource Renew had an existing break, shower and office structure built inside a pole building. The company was considering two options: rebuilding the existing structure or bringing in a modular building.
A conventional structure was expected to cost more than $300,000. Cost, however, wasn’t the only consideration.
Resource Renew needed to provide employees with space for breaks and showers after their shifts and wanted as little disruption as possible while replacing the existing facility.
The Solution
Satellite Shelters began working with Resource Renew in June 2025, providing options and helping the company evaluate them. In October 2025, Resource Renew elected to move forward with a custom 24′ x 48′ office, shower and breakroom building.
From October 2025 through January 2026, Resource Renew worked through the permitting process with Rice Lake Township. The customer approved the drawings and gave the project the green light in January 2026.
With planning from the company engineer, Resource Renew was able to demolish the existing structure and use a mobile office as a short-term rental during the transition. The new modular building was then delivered and installed in April 2026.
Results
The modular solution helped Resource Renew reduce its spend by approximately 33% compared with the conventional structure it was considering, which was expected to cost more than $300,000.
Careful planning, including the use of a short-term mobile office during the transition, allowed Resource Renew to maintain employee services with zero disruption.
The custom 24′ x 48′ building now provides the office, shower and breakroom space Resource Renew needed, with the added flexibility to reuse the building at another company location if facility needs change in the future.

Flexible Employee Space for Industrial Facilities
For Resource Renew, a custom modular building offered an alternative to rebuilding its existing employee space. The 24′ x 48′ double-wide provided the office, shower and breakroom space the company needed while helping reduce costs and maintain employee services during the transition.
The ability to reuse the building at another location also gives Resource Renew flexibility if its facility needs change in the future.
